The following are the most common issues that people may contest for an alternative valuation and examples of the supporting evidence which should accompany each.
1. The Valuation is incorrect based on physical elements of the property.
This relates to floor areas and characteristics of the building. You must submit a sketched floor plan and schedule of areas. You may also include additional evidence, for example photographs.
2. The Valuation is incorrect based on the Annual Rent of the Subject Property and / or comparable property.
In addition to providing the rental information required in Section 5 of this form you must also submit a copy of your lease/licence/rental agreement.
Should you have rental evidence for comparable properties you should submit details of occupier name, address and property number if known.
For valuation purposes all properties are viewed as vacant and to let. As such what is valued for rates purposes is not the use that the property is put to but the property itself. For example: When a retail property is being used as an office, it is categorised as retail and its use is described as shop.
