Before Making Representations

Last updated at 16:45 on 31/05/2023

Prior to making Representations, you should carefully review the Proposed Valuation Certificate and Explanatory Letter which were recently issued to you. Details of how your Proposed Valuation was calculated are provided in the documentation.

Valid Representations must be made within 40 days from the date of issue of your Proposed Valuation Certificate. In order to make valid Representations, you will be required to verify certain aspects of the valuation, select the grounds on which you are making the Representations, state your opinion of what a fair and reasonable valuation should be, provide the calculation of your opinion of value, and submit evidence in support of your case.

You are strongly advised to familiarise yourself with our Guidelines for Completing a Representations Form before proceeding. Detailed explanations of each of the steps are contained in this Guide. Once you have familiarised yourself with the requirements, you can make Representations by clicking the link below. You will need your Property Number and PIN, which are provided on your Proposed Valuation Certificate.

Tenancy/Lease Agreements

Depending on the nature of your property you may be required to provide details of any existing tenancy/lease agreement relating to the subject property including the current rent and any factors or agreements that contributed to or led to the determination of that rent.

Supporting Evidence for certain categories of property

Details of the supporting evidence required for Aerodromes, Caravan Parks, Centres for Asylum Seekers, Cinemas, Data Centres, Hospitals, Hotels, Marinas, Nightclubs, Nursing Homes, Ports, Pubs, Quarries/Sandpits,  Service Stations and Stadia and Visitor Attractions are available here.

Any and all evidence which you intend to rely on must be referred to at the time of submission of the Representations Form.

The Valuation Office reserves the right to make further enquires or seek further information which is deemed necessary for the consideration of the Representations.

If for some reason you are unable to make your Representations on-line, please contact us by email (reval2023@valoff.ie) or by phone on 01 584 6753 and we will send you a form. The phoneline is in operation from 9.00am - 1pm and 2pm - 5.00pm Monday to Friday, excluding public holidays.

Please note that the deadline for submission is the same for both online and hardcopy submissions, i.e. no extensions will be permitted.
